Foundation Certifications for
Manufactured/Modular Homes
Unlike traditional “stick -built” homes, manufactured/modular homes have their own unique considerations that need to be addressed during an inspection. Modern homes of this type are intended to be transported only one time, to reach their first and final destination. They are then expected to be secured to a permanent foundation.
Why are Permanent Foundation Certifications Necessary?
When purchasing a new or existing manufactured home with a mortgage, lenders will typically require the home to be permanently affixed to a property via a foundation meeting certain criteria. In most cases, before a VA, FHA or Conventional Loan (Fannie Mae or Freddie Mac) is approved for a home of this type, a licensed engineer must certify that the home’s foundation is present, permanent and functional.
Process and Reporting
We proudly partner with engineers at MFD Home Certifications. Your inspector will gather information on-site to send to the engineers. The engineers determine if the foundation is in compliance with current requirements. If all requirements are met, an Engineering Report of Foundation Compliance is then issued by the engineer. You’ll receive your certificate within 1-3 days of inspection.
